Here's a duplex, no less, for under $30,000.  Issues?  Sure, it's got some, but it's the ideal opportunity for the do-it-yourselfer with home repair skills.

This website has been trying to drive home the fact that real estate in Rumford, Maine, is priced way below the market value nearly anywhere else in New England.  It won't last.  Here's a perfect example.  This Rumford, Maine 1920's woodframe building has two independent sides, with separate electrical connections but a common oil-fired heating system. The furnace is recent and the heating system, forced hot air, works well . Biggest issue with this place is that it has a 60 amp fuse box electrical service. Some of the wiring is Romax but much needs to be redone. It will need 100 amp circuit breaker service (which will cost about $1500 to install) before it can be insured and it can't be rented and you can't get a mortgage until it can be insured. Still, at $29,900, this is an investor's dream.   New doors, windows and much sheetrock work would help, although a couple of the rooms have been re-done and one of the sides COULD be lived in now. It does have a new roof. It was lived in until a couple of months ago. No asbestos, as far as a non-professional inspection could tell.  Town sewer and water and garbage collection. This is a nice section of Rumford, and this building could be used for a single family, a duplex, or it could be converted into office space. The lot next door is coming up under foreclosure and would make an excellent parking lot for an office. If fixing up a house is beyond your abilities,then this is not your place. But if hanging a bit of sheetrock and popping in a replacement window is something you can do, here's a chance to make some money.
