Roxbury house auction Feb. 26 brings full return to mortgage holder A single family, cape style home at 1711 Roxbury Rd. (Rt. 17) went for the full amount owed to the lender February 26. Despite a forecasted snowstorm, the house filled shortly after noon with would-be buyers for the foreclosure auction, which was held by Keenan Auction Company for the mortgage holder, the Maine State Housing Authority. Bidding went up to $55,000 and stopped. The property is appraised by the town for $79,000 and, according to town records, last sold in 2000 for $71,000. The auctioneer called a recess, called Maine State Housing, and returned to announce that the reserve was, in fact, $64,175. The high bidder agreed to a $64,176 bid and house sold. The house has three bedrooms, is in good condition and is on approximately one acre of land. |

No bids in Rumford farm house auction A Rumford farmhouse with a barn and about an acre of land was auctioned December 10, but, with only a handful of bidders, failed to attract a bid to match the mortgager's minimum. The auction took place at the house itself, 929 Prospect Avenue. The auctioneer announced that Countrywide, the mortgage holder, would sell for any winning bid over $96,500. "I can see no one is taking their hands out of their pockets," he commented. The entire property, including land and buildings, is appraised at $77,990 by the town of Rumford. No property taxes are due, although water and sewer fees might be owing. Yearly taxes most recently were $1463.87. The deed is at Book 3214, Page 049 in the Oxford County Registry. The sale was handled by attorney Dan Thornhill of Kittery, ME. |

Tax foreclosed properties Towns acquire title to property on which property taxes has not been paid after a certain period of time. To sell the property and recover the money, the properties are eventually offered to the public at auction and conveyed to the highest bidder with a quitclaim deed which does not necessarily give an unencumbered title to the property. The following properties have been foreclosed and may either be redeemed by the previous owner or put out to auction in the near future.
